Apartment Housing

Delta State University Office of Housing & Residence Life is pleased to offer a mixed-use housing option for students who are upperclassmen, graduate assistants, or are a married/single parent student obtaining a degree. Having the “off campus” feel students desire, Hill Apartments offers two-level, unfurnished double-occupancy apartments with kitchen appliances (refrigerator, stove/range, microwave). Hill Apartments provides an expansive courtyard for communal gatherings as well as front door parking for its residents. Lights, water, and internet are included.

Eligibility

ELIGIBILITY
Undergraduate & Graduate Students

Undergraduate & Graduate students may live in Hill Apartments if the student(s) meet the following criteria:

  • Have at least 60 undergraduate hours or have Graduate Student status completed prior to move in
    • Graduate students residing in these spaces cannot be graduate assistants
  • For an Undergraduate student, have at least/maintain a 2.50 GPA
  • For a Graduate student, have at least/maintain a 3.0 GPA
  • Have no serious judicial infractions within the last calendar year
  • Have no excessive residential damage records
    • Any amount over $150 will be considered excessive
  • Must apply/request to live in Hill Apartment as a pair
    • No single occupancy rate available for Undergraduate & Graduate students

There are twenty-one (21) units available for Undergraduate and Graduate students, resulting in forty-two (42) beds. Space is assigned per bed, with no unit having more than two (2) students assigned.

Graduate Assistants

Graduate Assistants may live in Hill Apartments if the student(s) meet the following criteria:

  • Have been admitted by Graduate & Continuing Studies
  • Have been accepted into a specific program Graduate Program
  • Have been offered a Graduate & Continuing Studies Graduate Assistantship
  • Have completed all documentation with Human Resources for Graduate Assistantship

Bed spaces are limited at Hill Apartments for Graduate Assistants. Spaces are given on a first-come, first-served basis. With sixteen (16) total beds available, athletic Graduate Assistants may account for only eight (8) of the total 16 beds. To supplement their assistantship, Graduate Assistants pay a reduced rate to live in Hill Apartments, as a token of gratitude by the University for their service.

Family Unit

If you’re married, have a spouse and child(ren), or are a single parent, you may consider living on campus with your family. In order to live in the units marked for family housing, the student meet the following criteria:

  • Have been admitted to Delta State University
  • Have been enrolled as a full-time student in the upcoming semester(s)
  • Have a FAFSA on File with the Office of Financial Aid with an EFC less than less than 1250
  • Are one of the following:
    • Married with spouse residing with you on campus
      • Must provide copy of marriage certificate at time of application
    • Married with spouse and child(ren) residing with you on campus
      • Must provide copy of marriage certificate at time of application
      • Must provide copy of birth certificate/proof of custody for child(ren) at time of application
    • Single parent with child(ren) residing on campus with you
      • Must provide copy of birth certificate/proof of custody for child(ren) at time of application

Students who meet the above criteria will be housed on a first-come, first-serve basis. There are eight (8) total units set aside for families. Family units are not available for domestic partnerships. In support of a student obtaining a degree while living in our family housing units, families will be assigned to one unit as a family and pay a per unit rate. The maximum number of people per unit for a family is four (4).


Application/Assignment/Billing

Students desiring to live in Hill Apartments will complete the required housing application and pay all fees associated with living on campus. Assignments will be based on the start dates for each semester.

A deposit of $100.00 paid to the housing office is required to place a student’s name on the list. This deposit is refundable at any time should the student wish to take his/her name off the list or at the time he/she vacates the apartment with proper notification and without damages.  Assignments are made in order of receipt of application and after admission to the University.  At the time the lease begins, the family unit applicant/resident must present their valid marriage license or birth certificate/proof of custody for child(ren).

A housing contract must be signed by all responsible parties living in Hill Apartments. Said contract may be amended as needed with notification to residents. The term of this contract shall be effective beginning the semester it is signed, running until the end of the academic year. Summer housing will be based on availability and is not guaranteed.

All housing charges will be placed on the student’s account for the semester and must be paid prior to moving in for the semester. Non-payment of fees when due or breach of any of the terms and conditions of one’ status with the University shall give the University the right to terminate housing. The student is responsible for any damages to the apartment. Charges will be determined by the Office of Housing & Residence Life. If proper check-in and check-out procedures are not followed, any deposit will be forfeited. Charges in excess of the deposit will be billed to the student resident(s).


Lease Information

A lease serves as the apartment housing contract and may be amended as needed with notification to residents. The term of this lease shall be effective beginning the date the contract is signed. The rent payable by the Lessee shall be due on or before the first day of each month. Rent is subject to change. Non-payment of rent when due or breach of any of the terms and conditions of this lease by Lessee shall give the University the right to terminate this lease. The Lessee is responsible for any damages to the apartment. Charges will be determined by the housing office. If proper check-in and check-out procedures are not followed, the apartment deposit will be forfeited. To receive the deposit refund, the Lessee must clean the apartment to the University’s satisfaction, check-out in person with the housing staff, be exempt from charges, and have a paid in full account with the University. Charges in excess of the deposit will be billed to the student Lessee.


All Hill Apartment residents must abide by all Delta State policies and procedures in the Student Handbook, other university publications, and notices posted by university officials. Failure to comply may result in eviction.
